June 2006 and beyond:

  • The church project to the north has been completed.
  • The replat, development plan and preliminary condominium plan for the cohousing project has been approved by the Town of Estes Park.
  • Lot 6 of the replat will contain 22 town houses in "The Promontory"
    development. There, infrastructure work continues and some units are under construction.
  • Construction of the north access road to the properties (now Promontory Drive) is under construction: costs paid by others.
  • Kiowa Trail Extension, which forms the west boundary of the cohousing project, is under construction and expected to be completed by fall, 2006. It is a private road, built to public road specifications. Costs are shared with other developers. Parking is reserved for members of the cohousing development. Curb and gutter will be in place when the road is completed. Maintenance costs will be the responsibility of the cohousing community and the owner(s) of the undeveloped lot.
  • A drainage retention pond system is part of the approved development. It consists of three small "reservoirs" intended to catch excess drainage from Rams Horn mountain. Construction will begin in the fall of 2006. A consultant's report or revegetation plan has been completed. Revegetation will begin in the fall of 2006 or the spring of 2007, depending on scheduling and the weather. This too is a shared cost among developers.
  • A sewer line on the south side of the cohousing parcel was completed in 2004, a shared cost with Kiowa Ridge subdivision.
  • A sewer line serving Jim's other lots, the Promontory development development, and Mary's Lake Lodge has been completed and extends south and east to connect with the existing lines.
  • Electric power is at the cohousing site.
  • Water lines to serve the cohousing project were installed on the north boundary of new lot 2 as part of the 2001 annexation and development plan.
  • All general review requirements (wetlands, significant archaeological findings, etc) have been completed with previous submissions.
